Office Cleaning: What Good Actually Looks Like in 2026
Most office cleaning contracts fail slowly rather than suddenly. Here is how to spot the drift early and what a strong specification includes.
Office cleaning rarely fails on day one. It fails at month four, when the same contractor is sending fewer hours, skipping the details and hoping nobody measures.
Working across offices in Leeds, Manchester, Bristol and Nottingham has taught us that the businesses who never have this problem all do the same thing: they agree a written specification and then actually check against it.
The things staff notice
Nobody praises a clean office, but everybody notices a dirty one. The recurring complaints are always the same: the kitchen, the washrooms, smeared glass on meeting rooms and dusty desk edges.
A good contract front-loads attention on those four areas because they carry the most perception weight per minute of labour spent.
What belongs in the specification
Daily tasks should cover washrooms, kitchens and communal areas, waste and recycling, high-touch points such as door handles and lift buttons, and floors appropriate to the surface.
Periodic tasks matter just as much: internal glass, high-level dusting, vent grilles, upholstery and hard floor maintenance on a defined rotation. Without these written down, they quietly disappear.
How to judge a contractor before you sign
Ask who supervises the work and how often. Ask what happens when a cleaner is off sick. Ask whether you get a named contact or a shared inbox. Ask for a written scope rather than a headline figure.
Any contractor who cannot answer those four questions clearly is telling you exactly how the contract will run.
Out of hours, in hours, or both
Out of hours cleaning keeps the workspace undisturbed and is right for most offices. A visible daytime presence in washrooms and kitchens can be worth adding in high-footfall buildings.
We schedule around access windows, alarm codes and building management rules so cleaning never becomes a facilities headache. If you want a straightforward review of your current arrangement, contact our team and we will walk the building with you.
