Airbnb Linen & Consumables: The Five Star System
Great turnovers are logistics, not luck. Here is the linen and consumables system we use across hundreds of short-stay properties.
Ask a host what went wrong on their worst changeover and it is almost never the cleaning. It is a missing set of sheets, a damp towel pile or no coffee left for a 3pm check-in.
Managing short-stay properties across Manchester, Lincoln, Bath and Bristol, we have learned that the linen system is what makes a turnover repeatable.
Work in par levels, not sets
Hold three full sets of linen per bed: one on, one clean in the cupboard, one in the wash or at the laundry. Two sets feels like enough right up until a booking overlaps a laundry delay.
The same logic applies to towels. Guests use more than you expect, and a thin stock turns every busy weekend into a scramble.
Choose linen you can replace
Buy a single specification and stick to it. Mixed batches of white cotton age at different rates and start to look tired next to each other.
Hotel-grade cotton at a sensible thread count outlasts luxury bedding that pills after twenty washes, and it photographs better once ironed.
Consumables that guests actually notice
Toilet roll, kitchen roll, hand soap, dishwasher tablets, bin bags, tea, coffee and sugar. That is the core list. Everything else is a nice touch.
Keep a sealed restock box in each property with a fixed contents list so anyone cleaning can top up without guessing.
Make the report part of the routine
The cleaner is the only person who visits between every stay, so they should be the one flagging low stock, stained linen and damage.
We send stock and damage notes after each turnover so hosts fix things before a guest mentions them in a review. If you want that level of cover on your property, get in touch.
