Post-Construction Cleaning Explained

Cleaning is the last trade on site, which means it absorbs every delay that came before it. Planning it as three distinct stages rather than one lump gives you room to recover.

Stage one: the rough or builders clean

This is the heavy removal stage. Debris, dust, protective film, plaster splashes, paint spots, adhesive residue and packaging all come out. It is dirty, physical work and it needs industrial equipment rather than domestic kit.

Getting this stage done properly makes everything after it faster, because fine dust is not being redistributed from surfaces that were never cleared.

Stage two: the detail clean

Now the property gets worked room by room. Window frames and tracks, inside cupboards and wardrobes, radiators, skirting, sockets, extractor grilles, sanitaryware and appliance interiors.

Construction dust is fine enough to settle for days after the first clean, which is why stage two exists rather than trying to do everything in one pass.

Stage three: the sparkle clean

The sparkle clean is presentation. Glass polished with no streaks, chrome and stainless buffed, floors finished, mirrors flawless and every fingerprint removed after the last contractor has left.

This is the stage buyers and inspectors actually see. It is also the stage that gets squeezed when the programme runs late, and the one that most affects how a unit photographs and shows.

Planning it so it does not go wrong

Book cleaning stages against the trades programme, not against the original handover date. Keep a small crew available for a touch-up pass on the morning of handover, because someone always walks through with dusty boots.
