End of Tenancy Cleaning: A Landlord's Guide
Void periods cost more than most landlords think. Here is how a documented end of tenancy clean shortens them and reduces deposit disputes.
Every empty day is a day you are paying for a property that is earning nothing. Yet the single biggest cause of slow re-lets is not the market, it is a property that does not show well on viewing day.
We handle end of tenancy work for landlords and agents across Manchester, Leeds, Liverpool, Nottingham, Sheffield, Lincoln, Bath and Bristol. The pattern is remarkably consistent: properties that are professionally reset let faster and generate fewer arguments about deposits.
What a proper end of tenancy clean actually covers
A tenancy clean is not a tidy up. It is a full reset to the condition recorded in the inventory. That means inside and outside of all kitchen units, oven, hob, extractor and fridge freezer, descaled bathrooms, skirting boards, door frames, light switches, sockets, internal windows and frames, and every floor surface treated appropriately.
It also means the details tenants never touch: extractor fan covers, the seal around the washing machine door, the underside of the toilet rim, the top of kitchen wall units and the inside of the airing cupboard. These are the areas an inventory clerk photographs.
Why documentation matters more than the clean itself
Deposit disputes are rarely won on opinion. They are won on evidence. Time-stamped photographs of the property immediately after cleaning give you a clear reference point against the check-in inventory.
We photograph every end of tenancy job as standard, so landlords have a dated record before the next tenant collects keys. It costs nothing extra and settles arguments before they start.
Timing the clean around the void
The most common scheduling mistake is booking the clean too early. If contractors are still coming in to paint, repair or replace flooring, the property will need a second visit.
Sequence it properly: repairs and decorating first, carpets next, then the full clean, then photography and viewings. Done in that order, a typical two-bedroom flat can be tenant ready within a couple of days of the previous tenant leaving.
Portfolio landlords: build a standing arrangement
If you manage more than a handful of units, ad hoc bookings will eventually let you down. A standing arrangement with a cleaning partner means you can call a slot in at short notice and know cover exists when someone is off sick.
That is how we work with agents and portfolio landlords: a named account manager, an agreed specification per property type and a guaranteed response time. If you would like that for your properties, contact our team and we will put a plan together.
