How Many Sets Of Linen Does An Airbnb Need?

Most UK Airbnb hosts under-buy linen in the first year and pay for it on busy weekends. Here's the safe minimum and when to upgrade.

The 3-set rule per bed

Keep three full sets of linen per bed at a minimum. One on the bed, one in the wash, one ready in the cupboard. Anything less and you'll get caught out on a same-day turnover.

Towels and bath linen

Plan three sets of bath towels, hand towels and bath mats per guest occupancy. For a four-guest listing, that's 12 of each. Sounds like a lot. It's the only way to handle back-to-back stays.

Why hosts switch to linen hire

Owning linen means buying, washing, drying, ironing, storing, replacing. Linen hire bundles all of that into the turnover for a predictable per-stay cost. For most hosts it pays for itself by month two.

Hotel-grade vs domestic linen

Domestic linen looks tired within months. Hotel-grade percale lasts hundreds of washes and feels better to guests. Worth the extra spend if you own your own.
